A new boutique fitness concept is set to take shape in the basement of 575 Route 28 following a unanimous decision by the Harwich Planning Board on Tuesday night. Annabelle and Daisy Grove, the owners of Somersault Studio LLC, obtained a waiver of site plan review to convert 700 square feet of basement space into a year-round fitness center specializing in Pilates and mat-based classes.

Annabelle Grove described the project as a boutique coastal fitness concept that will feature an open gym on the top floor and group classes in the newly finished basement. Addressing the board's curiosity about the specialized equipment, she explained that while the studio will eventually utilize resistance-based reformers, the initial model will focus on weights and mat work. Our classes will be capped at 12 participants; that's in line with the fire and safety department guidance in terms of basement capacity, Grove told the board, adding that the studio intends to operate from 7:00 AM to 7:00 PM during the week.

Planning Director Christine Flynn supported the proposal, noting that the building's footprint remains unchanged and the fitness use requires less parking than the previously envisioned retail space. Flynn highlighted a strategic benefit for the neighboring Commercial Village district, stating, Considering the hours of operation, particularly Saturday and Sunday, I think it's a benefit that they're closing at five o'clock, not competing with the restaurant businesses. She also previewed a shift at 297 Route 28, where a single-family home currently under construction may soon be converted into a multi-family dwelling. They are in the process of constructing the house, but they have decided to apply for a multi-family special permit, Flynn said, referencing a proposal for four one-bedroom apartments. This potential conversion follows recent town-wide efforts to balance residential density with the preservation of village character through updated zoning standards.
